Refund Policy

1. Flexible Bookings (Standard Rate)

  • Guests may cancel free of charge up to 48 hours before arrival.

  • A full refund will be issued for any payment or deposit made.

  • Refunds are processed within 3–7 business days, depending on the payment provider.

If cancelled within 48 hours of arrival:

  • The total price of the reservation will be charged.

  • No refund will be provided.

No-Shows

  • No-shows are charged the full reservation amount.

  • No refund will be issued.

2. Non-Refundable Bookings

  • Payment is taken at the time of booking.

  • No refunds are provided for cancellations, date changes, or no-shows.

  • This applies to all channels (direct and OTA).

3. Direct Booking Deposits (Stays & Functions)

  • Deposits are fully refundable if cancelled 7 days or more before the arrival or event date.

  • Deposits are non-refundable if cancelled within 7 days of arrival/event.

  • Date changes may be allowed at our discretion, depending on availability.

  • Cancellation fees will apply.

4. OTA Bookings (Booking.com & Expedia)

  • Refunds for bookings made through online travel agents follow the policies of that platform:

Booking.com

  • Booking.com collects and issues refunds for flexible and non-refundable rates.

  • Refund timing depends on Booking.com’s payment processor.

Expedia

  • Expedia refunds follow the 48-hour cancellation policy:

  • Refund in full if cancelled 48+ hours before arrival.

  • No refund within 48 hours or no-show.

5. Weather-Related Refunds

  • Because Te Āputa Lodge is located along the Thames Coast, weather events may occasionally affect travel.

  • If official road closures prevent access to the lodge on the arrival date, guests may choose a:

  • Full refund,

  • Date change, or

  • Future stay credit.

  • If roads remain open and the lodge is accessible, the standard cancellation policy applies, even in bad weather.

6. Early Departures

  • If a guest chooses to leave earlier than planned, the unused nights are non-refundable, unless agreed otherwise at our discretion.

7. Refund Processing Time

  • Refunds processed by Te Āputa Lodge typically take 3–7 business days.

  • OTA refunds depend on Booking.com or Expedia’s processing timelines.

8. Payment Method

Refunds will always be returned to the original payment method used to make the booking.
