Terms & Conditions

1. Booking Confirmation

  • All bookings must be confirmed by Te Āputa Lodge to ensure availability. A booking confirmation will be sent via email once the booking is received, and again 48 hours prior to arrival once payment has been processed and received.

  • Bookings are valid once guest details have been provided and a confirmation email has been issued.

  • For bookings made via Booking.com or Expedia, confirmation is managed by the respective platform.

  • Deposits may be required for direct stays or functions, as advised at the time of booking.

2. Payment Policy

  • For bookings under our 48-hour cancellation policy, the remaining balance is due and automatically processed 48-hours before check-in.

  • For bookings made within 48 hours of arrival, stay charges are payable at check-in for all direct bookings.

  • For OTA bookings (Booking.com, Expedia), prepayment and fee collection may be processed by the booking platform according to the selected rate plan.

  • Café purchases are payable at the time of ordering.

  • Deposits for stays or functions are due within 7 days, or before the stay/event date — whichever comes sooner.

  • Accepted payment methods include EFTPOS, credit card, debit card, or bank transfer. Note: additional payment method surcharges may apply to credit cards and international cards.

3. Cancellation Policy

  • Flexible Bookings – Guests may cancel free of charge up to 48 hours before arrival.

  • Cancellations made within 48 hours of arrival, including no-shows, will be charged the total price of the reservation.

  • A cancellation cut-off time of 6:00 PM (NZT) applies.

  • OTA platforms (Booking.com, Expedia) will collect any applicable cancellation or no-show fees as per their policies.

  • Non-Refundable Bookings – These bookings are charged at the time of booking and cannot be refunded in the event of cancellation or no-show.

  • Direct Deposits – Deposits for direct bookings or functions are refundable only if cancellation occurs 7 days or more before the arrival/event date.

4. Check-In and Check-Out

  • Check-in time is 2:00 PM on the day of arrival.

  • Check-out time is 10:00 AM on the day of departure.

  • Early check-in or late check-out may be available upon request and is subject to availability. Fees apply.

  • Guests arriving after 8:00 PM must notify us in advance to arrange late arrival.

5. Access & Parking

  • Our driveway is steep, reflecting the history of the site as a fortified pā. Please take care when driving up.

  • Parking is available onsite and free of charge.

6. Guest Conduct

  • Guests are expected to behave respectfully toward the property, staff, other guests, and the surrounding environment.

  • Disruptive or unsafe behaviour may result in eviction without refund.

8. Liability

  • Te Āputa Lodge is not liable for:

  • Personal injury

  • Loss or damage to personal belongings

  • Vehicles parked onsite

  • unless caused by proven negligence.

  • Guests are responsible for their own safety while on the property, including when navigating the steep driveway and outdoor areas.

7. Damage and Loss

  • Guests are responsible for any damage, loss, or excessive cleaning required as a result of their stay.

  • A credit card may be held for incidentals, and charges may be applied as needed.

  • Te Āputa Lodge is not responsible for items lost or left behind, though we will do our best to assist in recovery.

9. Changes to Terms

  • Te Āputa Lodge reserves the right to update or amend these Terms & Conditions at any time.
    Any changes will apply to future bookings, and guests with confirmed reservations will be notified if changes materially affect their stay.

10. Governing Law

  • These Terms & Conditions are governed by the laws of Aotearoa New Zealand.
